The Vision

Architect Felipe de Soto was inspired by the rare potential of a site poised between water and land. His ambition was to design a building that connects its residents to the foreshore and the natural environment in an ongoing journey of discovery.

This once-in-a-lifetime location shaped the architecture itself. The Warnham unfolds as a series of experiences — shifting with light, water and horizon — revealing new experiences as you move through its form.

Materiality & Detail

Felipe’s choice of tessellated tiles for the façade was a deliberate move beyond convention. Used across Europe for both beauty and resilience, the finish reflects and protects, becoming most dramatic at sunset when the building glows and sparkles with colour from the sun.

Every detail has been considered — from the sculptural forms that echo the raw beauty of the coastline, to the careful finishes that tailor each home to beachfront living and the environment as inspiration. The result is a building as honest as the foreshore itself.

Sense of Place

From the outset, it was envisaged that the natural sculptures found on Cottesloe Beach should be interpreted in the architecture. That philosophy has guided the design, producing a building that not only frames views of the golf course, Fremantle Port, the Cottesloe Groyne , the pylon and the ocean itself, but also reflects the creativity inherent in the local landscape.

The Warnham surprises and engages. It invites residents to look beyond its walls and outward — to the horizon, to the community, to the living beauty of Cottesloe.
